Closing gift guide

Closing gifts for sellers: what to give a client who just left a home

Most closing gift ideas assume a new house to fill. A seller just left one. Here is what to give by situation, what each idea costs, and which ones miss.

The short answer

Give a seller something that goes with them, not something tied to the address they left. A framed portrait of the home they sold and a dinner near the new place both pass that test; a board engraved with the old address does not.

If nobody is celebrating the sale, a handwritten card is enough.

What makes a closing gift for a seller unique

Most lists of closing gifts for sellers are buyer lists with the heading changed: a doormat, a board engraved with the address, a basket for the first night. For a seller, those are about a door that is no longer theirs.

A seller is leaving, even when the sale is a win. So the test is two questions. Does the gift go with them to the next address? Does it fit how they feel about this sale? A gift that passes both is what unique means here. A monogram does not get you there.

Closing gift ideas for sellers, by situation

Family home

They lived there for decades

They raised kids there, or painted every room twice. This is where a keepsake of the house earns its place: a framed portrait of the home they sold, made from your listing photo. Anything engraved with the old address is a miss.

Out of state

The gift has to ship

Send it to the new address once they have one, not to a house full of boxes. Skip glass, chocolate and anything that spoils; wine cannot ship to every state. What travels: a framed portrait, or a gift card to a restaurant in the new town.

Moving up

Selling and buying nearby

Often your seller is also your buyer. One gift for the new home covers it, with a card that mentions both houses; our guide to closing gifts for buyers has those ideas. If you only had the listing, give them the house they left and leave the new one to the agent who sold it to them.

Downsizing

Every object has to earn its place

They are getting rid of things, so do not add to the pile: no basket, no kitchen gear, nothing large. Give something that gets used up, a dinner out or a good bottle, or one small thing that earns a wall. An 8 × 10 does.

Hard sales

A sale nobody is celebrating

A divorce, an estate, a sale under pressure. A keepsake of the house may be the wrong gift here, and a celebration basket certainly is. A quiet handwritten card is enough, with a plant if you want to send something. The exception is an estate where the family tells you they will miss the house. Then ask before you order.

Land

No house on it

There is no home to remember, so there is no portrait to make. A dinner out or a good bottle with a card is the right size.

The portrait of the home they sold

As the listing agent you already have the photo. We make a framed portrait of the house from it, in ink and watercolor: an 8 × 10 in a black, red oak or white frame, no mat, ready to hang. The yard sign, the cars and the bins come out on the proof, and nothing is lettered on the print: no address, no names, no logo. Your note goes on the card in the box.

You can start before the seller has a new address. Upload the photo and the first proof comes back within two business days, with free and unlimited changes. Nothing prints and nothing is charged until you approve, so approve, and pay $79, once you know where they have landed. The framed portrait arrives five to seven business days after that, with free US shipping to you or straight to them.

The trade-off: it is one object, not a useful one, and it only works when the seller wants to remember the house. A portrait is the wrong gift after a divorce, for a rental they never lived in, or for a place they were glad to leave: pick something else from the table. We cannot work from interior photos only, so a condo needs a shot of the building.

  • BlackThe safe pick when you have not seen the inside of the home. Reads modern and disappears on any wall color.
  • Red oakWarm, visible grain. The one we would choose for a craftsman, a farmhouse or anywhere with wood floors.
  • WhiteFor bright, coastal and new-build interiors, and for kitchens and nurseries.

When to give a seller the gift

Two moments, not one. At closing, hand over a card. The seller is signing away a house and thinking about a truck, and nothing you give them that day should need carrying or packing.

The gift comes later, once they are settled and have a wall, a shelf or a free evening.

The card matters more than either. Our guide to the closing gift note has wording for a seller leaving a long-held home.

Everything before you commit.

Do realtors give closing gifts to sellers?
Many do, though fewer than give to buyers. Nothing requires it. A seller just paid the commission and gave up a home, so even a handwritten card is noticed.
What is a good closing gift for a seller who is moving out of state?
Something that travels, does not spoil, and is sent after they arrive. A framed portrait of the home they sold is $79 with US shipping included and can go straight to the new address.
Are experience gifts a good idea for sellers at closing?
Yes, when you know the place. A dinner near the new home, or a last one at their old neighborhood favorite, leaves nothing to pack. It is over in an evening, so send it with a card they will keep.
What do you give a luxury seller?
Thought, not size. A seller at the high end can buy anything on a gift list, so a bigger basket adds little. Something specific to the home they sold reads better. A larger 11 × 14 is offered when you order.
I represented both sides. Can the buyer and the seller get the same gift?
Give one each, never one to share. A portrait of the same house works for both: the buyer hangs the home they moved into, the seller keeps the one they left. Each is ordered on its own from one account.
